  • Legal Requirements – Landlords and agents will require certain documents (like your passport and visa permit) as part of the lease agreement. It’s standard procedure, and I’ll guide you through it.
  • Commitment Matters – If the lease agreement is breached, my service ends there. It’s crucial to follow the terms to ensure a smooth stay.
  • Quality Over Quantity – I only take on a limited number of clients to provide the highest level of service. When I work with you, I’m all in.
  • Everything is 100% Legal – No shortcuts, no shady dealings—everything is handled strictly under Thai law to protect you.
  • Search Policy - There is no limit on property inspections. But if we have found the place and the client is unable to pay the booking deposit on time (as agreed with the landlord), my role in searching step will be terminated, and the client will need to pay an additional 5,000THB to restart the property search process.
  • Booking Fee Policy – The booking fee is non-refundable. If your timeline changes, I’ll do my best to accommodate your schedule and start the process as soon as you're ready.
